SPENCER, Iowa -- Best known for the largest county fair in the state of Iowa, Spencer, Iowa, in Clay County is the fourth most affordable city in the U.S., according to Realtor.com.

The list ranks the small Northwest Iowa town among the top ten most affordable small towns, 'where you'd actually want to live.'

They say 'where you actually want to live' based on a few factors.

According to a recent Gallup poll, nearly half of all U.S. adults say they would prefer to live in a small town or a rural area, and that's gone up over the last few years.

The Iowa Association of Realtors says homes are selling fast, and home sales increased 14-percent in February because of strong buyer demand.

Spencer 's median listing price is about $92,500.

Realtor.com credits the town's large collections of 1930s art deco architecture and of course, the largest county fair in the state for it's fourth place spot.

Ranked third is Houghton, Michigan, second is Lexington, Nebraska, and number one most affordable small town in the U.S., is New Ulm, Minnesota.
