Des Moines Housing Market Sees Rising Inventory, Steady Sales in January

(Des Moines, IA) -- The Des Moines area housing market sees a steady start to 2026.

Inventory in January of 2026 was up 11% compared to January of last year. Home sales showed mixed results in January, with sales up 1.3% compared to the same time last year, though down 35.8% compared to December 2025. However, pending sales showed both yearly and month-to-month increases, with pending sales up1.6% form January of 2025 and up 50.4% compared to December of last year.

The median sales price for the Des Moines area rose 3.5% in January to $295,000 up from last January's $285,000. Homes in the metro spent a few more days on the market in January 2026 at 68 days, up 6.3% from December of 2025.
